He used AI for everything: the timeline, pricing strategy, marketing materials, getting listed on the MLS (national Properties for Sale Database) coordinating showings, even the contract. Five offers in 72 hours. Signed deal by Sunday.


It’s a fascinating experiment. And it raises a fair question for Wellington homeowners: is this the future of selling?


Here’s our honest take.


What AI does well

AI is genuinely useful for structure, speed, and consistency. It can help draft property descriptions, suggest preparation priorities, research comparable sales, and keep a timeline on track. We use it ourselves — and we’re not shy about that.


At Leonie and Steve, AI is part of how we work. It’s a second set of eyes on property descriptions, prep plans, and presentation. It helps us make sure nothing gets missed before a home hits the market.


What AI can’t do

What it can’t do is walk through your home and tell you that the north-facing living room needs to be styled differently for winter light. It can’t read a buyer’s body language at an open home. It can’t negotiate in the room when two offers land on the same day.


Negotiation is where sales are won or lost — and that’s a human skill built over years, not a prompt.

The Wellington market is specific.


Wellington buyers and sellers are operating in a market with its own conditions, its own suburbs, and its own timing. What works in Cooper City, Florida doesn’t automatically translate to Churton Park or Karori or Khandallah.


Knowing your local market — the streets, the school zones, the buyer pool — still matters enormously. That knowledge comes from 16 years and 500+ sales in Wellington, not from a chatbot.


Our approach

We’re not anti-AI. We’re pro-results. If a tool helps us write a sharper property description or build a better preparation plan for your home, we use it. But Steve and I are still driving every decision — the strategy, the pricing, the negotiation, the close.


The goal is always the highest price and the smoothest sale. AI helps us get there. It doesn’t get us there on its own.
