The Wellington weather and market has been as they say 'a bit average', but your real estate sale and experience doesn't need to be.


The most astonishing potential sellers I run into want much greater than average results but with below average effort and approach going into it. You can guess how that goes...I keep an eye on sales results and can tell you (PLOT SPOILER) ...below par or poor outcomes.


A client after following as they put it (in a lovely post sale note) 'our selling system' just sold their property in 22 days, in a market where the median days to sell is 55 days, so saving 33 days and selling 60% faster.


They had over 40 buyer groups through their property at a time when average open home attendances across the board have been a bit low. They found several serious buyers, and received multiple offers.


The price they achieved was in the top 25% of what buyers who'd inspected their property thought it was worth. Their sale price was 6.3% over average expectation in a market where house prices are down 4.6%. They gained over $81,000 for their efforts.

NOW that's not to say this was easy. We're passionate about doing things right and well at every step and we're not $2-shop value to do that. We are not for everyone, but 17 years of know-how in what you need to do as a seller for success from over 500 homes sold matters and reaps massive benefits for sellers.


There are ways to get top results but you just can't under-par everything in this market, including your agent pick, and then look gobsmacked when you don't sell or you sell for a lot less than was expected.


Focus on what you can control

Our advice for success? Focus not on the market and whether it's 'good' or 'bad', but on what YOU CAN control, which is a heck of a lot.


This is far more relevant now as it's a firm buyers market, which means sellers face a more competitive environment. To be clear it's not 'doom and gloom', properties ARE selling every week but are taking longer.


The median days to sell is 55 days, against a 10 year average of 42 days. The amount of houses on the market is up 12.9% on last year, so buyers have more choice. Prices on average are flat to falling and have been this way for quite a while. So there's no heat or FOMO you can rely on to do the job for you.


The four things they did

So what did this client do to change their trajectory so much from the average?


These sellers went into the sale process being very realistic, not expecting to sell so quickly or for such a price, BUT THEY DID EVERYTHING POSSIBLE TO DO SO, and they did, reaping the benefits.


They did four critical things that really mattered:


FIRST, Followed an Expert Property Preparation Plan designed for their place, house and paths wash, rubbish removal, garden prep, deep clean, maintenance, home staging and styling.


SECOND, Marketed Strongly to Different Defined Buyer Groups Who'd See More Value in their place: a marketing concept at the centre of their campaign, fabulous photos, targeted pitch, big reach, lots of viewings, great first impressions.


THIRD, Gave More Service to Buyer Groups: visitors engaged with, with more follow-up, information and help.


FOURTH, Employed an Expert Negotiator to Represent Their Interests: interested parties received intensive and personal support, they made higher offers and their best possible offers.
