Wellington LIM Delays 2026: What Every Seller Needs to Know Before Going to Market

If you're thinking about selling your home in Wellington — whether that's in Churton Park, Newlands, Karori, Khandallah or anywhere across the region — there's one thing you need to sort before you do anything else.
Order your LIM report. Right now. Before you call an agent, before you book a photographer, before you tell your neighbours.
Here's why.
What Is a LIM Report and Why Does It Matter?
A LIM (Land Information Memorandum) is a document issued by Wellington City Council that summarises everything the council holds on record about your property. That includes rates information, building and resource consents, drainage, hazard notices, and any special land features that might affect the property's value or insurability.
Most banks will not lend to a buyer without first seeing a LIM. That means if your buyer doesn't have one, they can't go unconditional — and if they can't go unconditional, your deal can stall or fall over entirely.
What's Happening Right Now in Wellington
Wellington City Council is currently taking 28 working days to process LIM reports. The legal requirement is 10 working days. That's nearly three times longer than it should be.
The fast-track service — which previously allowed urgent LIMs to be processed more quickly — has been put on hold while the council works through the backlog.
This is being felt across the Wellington property market. Buyers are unable to go unconditional while they wait. Sellers who didn't know they needed a LIM are sitting in limbo for weeks after going to market. In some cases, buyers are losing properties they wanted because a competing buyer came in unconditional — something that's only possible if their LIM arrived first.
Wellington City Council charges $563.50 for a LIM — higher than Auckland, Christchurch, Hamilton and Dunedin — and the council has confirmed it is hiring additional staff and exploring automation to work through the backlog.
What This Means If You're Selling in Wellington's Northern or Western Suburbs
The suburbs we work in most — Churton Park, Newlands, Johnsonville, Paparangi, Grenada Village, Woodridge, Karori, Khandallah, Ngaio, Wadestown, Wilton and Crofton Downs — are all affected by this delay.
If you want to sell this autumn or winter, the LIM needs to be ordered now. A five-week wait on a LIM can push your campaign back significantly, and if a buyer's finance pre-approval expires while they're waiting, you risk losing them altogether.
What We Advise Our Vendors
At Leonie & Steve, ordering the LIM is one of the first conversations we have with every seller — long before we talk photography, pricing or campaign strategy. It's a simple step that removes a significant friction point from your sale.
We can order it for you. We know the process, we track the timeline, and we make sure it's in hand well before your property hits the market.

Frequently Asked Questions
Do I have to get a LIM to sell my house in Wellington?
A LIM is not legally required to sell, but it is strongly recommended. Most buyers' banks will not lend without one, which means most buyers cannot go unconditional without it. In practice, not having a LIM significantly limits your buyer pool.
How long does a LIM take in Wellington right now?
As of April 2026, Wellington City Council is taking approximately 28 working days — nearly six calendar weeks. The standard legal timeframe is 10 working days.
How much does a LIM cost in Wellington?
$563.50, payable to Wellington City Council. This is above the rate charged by Auckland, Christchurch, Hamilton and Dunedin councils.
Can I get a fast-track LIM in Wellington?
Not currently. The fast-track service has been suspended while the council works through its backlog.
Who orders the LIM — the agent or the vendor?
Either can do it. At Leonie & Steve, we handle this for our vendors as part of our pre-market process.
