Stable Market…Good Pulse…Get In On It!
At the real estate coal-face we immediately see any market changes live through peoples ‘activity’, well before it gets reported on and then much later becomes market statistics.
This immediate gauge comes from enquires from the public to buy or sell, visitor numbers through weekly open homes, and real time chatgroup alerts that ping out across Harcourt’s large Wellington group of agents whenever properties either go under contract or are sold. The weekly visitor numbers for open homes across the office are posted by each agent on Sundays, straight after their open homes…so we can see the market pulse and rhythm NOW in real-time.
So what are we seeing right now? In the last 2 weeks we’ve seen some noticeable change in activity:
Since the latest OCR cut (towards end of May) a quick and sharp lift in visitor numbers across open homes is evident from what were previously low numbers - last week saw a sharp lift across the board.
Also a lift in the number of properties going under contract or sold within Harcourts team, noted by chatgroup alerts/pings increasing over the last few weeks.
The winter season is upon us and is a time where traditionally new listings coming to market taper off a bit and the amount of stock on the market begins to shrink or pull back as sales happen. These two effects (stock shrinking and interest rates falling further) are bearing out together right now for some early positive signs.
What this means for sellers is that conditions are good NOW for getting sold and if anything this time period is a sweet spot and advantageous as stock shrinks but buyer enquiry continues….remember this ‘market business’ is nothing if not about demand and supply (cue Economics 101)! For buyers it’s a good time to act with realistic sellers who are well off the dizzy heights of a bumper overinflated market (think 2021 and old RVs). Those sellers that are realistic to values now and doing the right things are selling and able to move on.
