When talking with buyers about properties, we often say there are some things you can’t change - the location, which way the house is pointing, and how much section there is - but there’s so much you can change and do to enhance any property and make it yours, whether it’s décor, repurposing or using of internal spaces, outdoor areas… the list goes on and on.

Now, I don’t know if you spend any time browsing or searching stuff on YouTube but i’m in awe at the amount of useful content on there for just about anything, including garden and house improvement projects.

On properties, for literally any DIY or presentation topics you can think of you can find genius ideas and practical steps to transform spaces with step-by-step guides to avoid as they say ‘buggering it up’.  And you’ll see a few fails… but hey they are teachable moments for the rest of us lol, and you’ll some god awful transformations which you can hit ‘next’ on after the shock and chuckle.

Add to this that hardware stores and garden centres are stocking much smarter products and supplies than a few decades ago it’s now a totally different ballgame if you want to jump in and create.  Plot spoiler though, once you watch a couple of videos, for example on making paved patios, the algorithm will smother you with the same content!

With better weather on the way, have a look at outside areas you can transform at your property to add serious value.  Of if you’re buying, whether looking to get onto the property ladder or upgrade, have a look at the two properties below and think about what you could do to make their good outdoor areas much more fabulous – these houses have got the key things you can’t change right and also potential to enhance.  Planter boxes, decking, seating, fire-places, fairly lights anyone?  Or…what about a greenhouse to have food from your garden to your table?

On the market, there’s been a noticeable pick-up in buyer interest since interest rates started to fall.  Sellers and buyers are now getting on with their plans and it’s great to be back in a normal and stable market.  Two recent client sales had 63 and 32 buyer groups respectively in 3 weeks.

We’re seeing quite a few people who are getting their properties ready for the Spring and Summer markets.   For advice to get your property in shape and to add more value, book in for a quick prep chat by email, text or call.  No fuss, no sales pitch, just service (leonie.snook@harcourts.co.nz or 027 518 0008).
