What's the Wellington Property Market Actually Doing Right Now?

With the holiday break behind us, here's a clear-eyed look at where the Wellington property market sits right now.
The numbers tell a straightforward story. Compared to the same month last year, January saw a slight increase in the number of properties sold (up 0.6%), a small fall in median sale price (down 2.6%), and properties are taking a few more days to sell on average.
What does that mean in plain English? Properties are selling — just for a little less than a year ago and taking slightly longer to go. After four or five years of instability, this is actually a pretty stable market. Slow, not weak.
Sellers who are meeting the market are getting results. On average, allow five to six weeks for the process. Some properties are selling in a few weeks, others are taking several months — but the common thread is that a well-run, well-prepared campaign gets there.
