Right now in Wellington, it's a buyer's market. There are plenty of listings, buyers have choice, and there's no panic driving decisions. Here's what we're seeing on both sides.

Buyers are taking their time. They're researching, comparing, and not feeling pressured to compromise until they've done their homework. It's a price-sensitive market and buyers are educating themselves on what's out there to get the best deal they can.

Sellers are aware of the competition. The smart ones are taking more time to prepare and present their properties well — fixing issues, investing in marketing, and making sure their home stands out on buyers' shortlists.

The sale process right now is exactly that — a process. We recently had a property sell in just a couple of weeks with a dozen offers after more than 50 viewings. It had been two months in preparation before it even hit the market. Other campaigns take longer, moving through several phases to reach the right buyers and the best price.

The takeaway? Preparation and patience are paying off for sellers who take it seriously.
