Is Churton Park Still a Top Pick for Wellington Buyers? Here’s What We’re Seeing.

Churton Park is one of those Wellington suburbs that just works. Great schools, a real sense of community, and homes that are actually built for modern family life.
We’ve sold dozens of homes here, and the pattern holds: buyers looking for space, schooling, and a more settled pace of life tend to land in Churton Park. It’s zoned for Churton Park School and Amesbury School, has a solid childcare network, and regular buses to the CBD. And while it still has that established suburb feel, there's been a noticeable wave of new development - more homes, new builds, and new faces arriving each year.
That growth isn’t random. Buyers are actively seeking out suburbs like this - close enough to commute, modern enough to move straight in, and big enough to avoid the shoebox squeeze. A lot of the newer homes are warm, low-maintenance, and built with families in mind (bonus points for decent-sized garages and proper storage).
The local vibe’s strong, too. Coffee at Café Thyme, errands at New World, and community events at the Churton Park Community Centre - it’s a suburb that people settle into, not just pass through. There’s a reason people stay put once they get in.
📈 What We’re Seeing in the Market:
In the last 6 - 12 months, we’ve seen buyer interest picking back up in Churton Park - especially for well-presented, standalone homes. Three- and four-bedroom homes with good sun, internal-access garages, and a home office space are getting the most traction.
Properties that are clean, well-staged, and realistically priced are still moving - especially if they’re move-in ready. Homes needing major work, or with awkward layouts, are taking longer to sell, even in this more optimistic phase of the market.
We’re also seeing:
A return of young professionals buying their first home with help from the bank of Mum and Dad
Families planning around Amesbury and Churton Park School enrolments
Older owners trading down but wanting to stay in the suburb
🔑 Why Buyers Still Favour Churton Park:
Zoned for highly rated schools (Churton Park and Amesbury)
Close to Johnsonville train station and motorway access
Modern homes with proper insulation and garaging
Bush views, cul-de-sacs, and family-friendly street layouts
A strong sense of neighbourhood and local identity
The mix of newer builds and established homes gives buyers choice
💬 What Sellers Tell Us:
Many of our Churton Park clients say the weekly updates we send - with detailed buyer follow-up and straight-up market feedback - are one of the most useful parts of the process. When you’re selling, not knowing where you stand is frustrating. We take the guesswork out of it. You’ll know who came through, what they said, what their concerns were (if any), and what we’re doing next.
And it’s not handed off to a junior agent. We don't subscribe to a 'team model'. You deal with us, from appraisal to final handshake.

Let’s talk through where things stand in the suburb right now, what buyers are responding to, and how we can get your home in front of the right people - with no pressure and no sugar-coating.
