Don’t Be in the Dark… Shed Some Light on Your Property! We talk to all buyers who visit properties, asking them in detail what they thought. After 15 years and over 400 home sales, that’s a lot of conversations—leaving real clues about what buyers notice, like... and don’t like. Among other things, this helps us understand the ‘impressions’ people form when viewing properties and how they ‘feel’ about them. Don’t let anyone tell you that real estate isn’t an emotional purchase—it absolutely is (even for most investors). Brightening things up usually gets a better response. One common positive buyers mention... “I liked that it was light.” We’ve said it many times, but smart preparation really does matter as an early step in bringing your property to market. It helps a home sell faster and for more. And here’s the best part—it doesn’t have to cost much to do it well. When it comes to adding light to your property, here are five easy tips that cost very little:

Trim or cut back any trees or bushes blocking sunlight from your windows.
Remove net curtains to let more light in—you’ll be amazed at the difference!
Neutralise (READ: get rid of) dark feature walls—reds, purples, deep oranges, black… goodbye! You don’t need to be Picasso for this—just get some paint and watch a few YouTube ‘how-to’ videos! But make sure you colour inside the lines please!
Add extra LED downlights in darker rooms—an electrician can fix a problem room for less than you think. You know the one… that back room that gets no light...
Swap soft bulbs for higher-wattage LED bulbs— as we say to our clients 'light it up like a Christmas tree'!
